✔ Work with a buyer-focused agent (not just any listing agent) 

✔ Choose a lender who educates, not just qualifies 

✔ Get pre-approved — this strengthens your position when making offers 

Phase 3: Define Your Target 

✔ Must-haves vs. nice-to-haves (bedrooms, commute, schools, etc.) 

✔ Preferred neighborhoods or zip codes 

✔ Know your timeline (when do you need to move?) 

Phase 4: Engage the Market 

✔ Tour 3–6 strong matches (don’t over-shop)
